- Ingleby Barwick is one of the largest private housing developments in Europe, built on 2,000 acres of former farmland between Stockton and Yarm. The development was begun in the 1980s by the developer Shepherd Homes and has grown to house over 16,000 people in a series of residential villages, each with its own character and amenities. The estate is notable for the absence of social housing — it is entirely privately owned.
- The name Ingleby Barwick preserves the names of two medieval villages — Ingleby and Barwick — that once occupied the site. The villages were depopulated in the medieval period, probably as a result of the Black Death, and the land was used for farming for centuries before the modern development. Archaeological surveys have revealed the remains of the medieval settlements beneath the housing estate.
- Ingleby Barwick has its own primary and secondary schools, a health centre, a library, and a range of shops and restaurants. The development was designed to be largely self-contained, with residents able to meet most of their daily needs without travelling to Stockton or Yarm. The estate has its own community council, which represents residents' interests to the local authority.
- The River Tees forms the northern boundary of Ingleby Barwick, and the riverside walks along the Tees are popular with residents.
